Houses built speculatively through 1820s.  No 16 most probably built by John Emmett, who was living at No 23.  Owned by Richard Cloudesley Trust?  1825: 9 "carcasses", incl No 16, offered at auction.  No 16 probably completed 1828, one of the latest houses in the Square.  All other streets in Cloudesley Estate already substantially built by this time.  Seems to have been stables at rear of corner houses Nos 28 (Joseph Druce) and 34 (John Hardyman).  No 16 a "3rd Rate" house (> 17ft) for "respectable middle classes".
